Looking for a Turno alternative? SheetDay vs. Turno for hosts with their own cleaner

Turno is built for hosts who need to find, schedule and pay cleaners. If you already have a cleaner and just need them to see the dates, here's how the two compare.

By Michael Frei, Airbnb host for 5 years and founder of SheetDay. Updated .

Quick answer

If you need to find new cleaners, use photo checklists or pay cleaners in an app, Turno is the better choice. If you already have a cleaner you trust and they just need to see when to come, SheetDay is simpler. It turns your Airbnb, Vrbo and Booking.com calendars into one link your cleaner opens on their phone, with no account or app. With two or more properties, it usually costs less too.

Why hosts look for a Turno alternative

  • Their cleaner has to create a Turno account from an invite before they can see any jobs (Turno help). Some cleaners don't want another account.
  • They don't need a marketplace, checklists or in-app payments, so most of the setup is for features they won't use.
  • With their own cleaner on two or more properties, the price goes to $10 per property per month (Turno pricing).
  • An experienced cleaner can feel micromanaged by assigned tasks and proof photos when they already know the job.

What it costs with your own cleaner

Monthly prices for a host who brings their own cleaner. Turno is free for one property, so it's the cheaper choice there. From two properties on, SheetDay usually costs less.

Your rentalsSheetDayTurno
1 property$14.90$0
2 properties$14.90$20
3 properties$14.90$30
10 properties$29.90$100
25 properties$29.90$250
  • Turno's paid tier is $10 per property per month, or $96 per property per year. It's free for any number of properties if you only use cleaners from its marketplace (Turno pricing).
  • If you pay your own cleaner through Turno, there's a 1.5% fee by bank transfer or 3.9% by card, with a $1.50 minimum. Marketplace payments are 5% or 8% (Turno help). Paying your own cleaner through Turno is optional.
  • SheetDay is $14.90 a month for up to 3 properties, or $29.90 a month for up to 25 with a separate link for each cleaner. Paying yearly saves you two months. There are no payment fees, because SheetDay doesn't handle payments.

When Turno is the better choice

  • You don't have a cleaner yet, or you need a backup when yours is away.
  • You want photo checklists to confirm each cleaning.
  • You want to pay cleaners automatically in one place.
  • You track inventory and maintenance alongside cleanings, or you manage a large team.
  • You have one property and want to pay nothing for software.

When SheetDay is the better choice

  • You already have a cleaner you trust, and they just need to know which days to come.
  • Your cleaner doesn't want another app, account or password.
  • You have two or more rentals and want one simple price instead of paying per property.
  • You pay your cleaner your own way and don't want fees on each payment.
  • You want your cleaner to see same-day turnovers coming without you texting them every time a booking changes.

Why I built something simpler

My experience

When one of the property management providers stopped offering simple cleaning calendars, I looked at the turnover apps. They're impressive, but every one needed my cleaner to sign up and work through assigned tasks. When I mentioned a new app with a login, I could sense she felt frustrated and overwhelmed. My cleaner knows the job. She just needed the dates. So I built a page that shows exactly that, and it grew into SheetDay.

How to switch from Turno to SheetDay

  • Copy each listing's calendar link from Airbnb, Vrbo, Booking.com or your property management system. The Airbnb calendar link guide shows where to find it.
  • Add each property in SheetDay and paste its link. Your bookings show up on their own and stay in sync.
  • Send your cleaner the SheetDay link by text. They open it like any website and can save it to their home screen.
  • Keep Turno running until your cleaner is comfortable, then switch off the teammate on Turno so you aren't billed for it.

Common questions

What is the best Turno alternative if I already have a cleaner?
If your cleaner only needs to know when to come, a shared calendar link is the simplest option. SheetDay turns your Airbnb, Vrbo and Booking.com calendars into one page your cleaner opens on their phone, with no account or app.
Is SheetDay simpler than Turno?
Yes, on purpose. SheetDay does one thing: it shows your cleaner every checkout and same-day turnover. Turno also handles finding cleaners, checklists, photos and payments, which is useful if you need those, and extra steps if you don't.
Is Turno free?
Turno is free for one property, and free for any number of properties if you only use cleaners from its marketplace. With your own cleaner on two or more properties, it's $10 per property per month, or $96 per property per year. Payments made through Turno add a fee, as of October 2026.
SheetDay vs. Turno: which costs less?
For one property with your own cleaner, Turno is free and SheetDay is $14.90 a month. From two properties on, SheetDay usually costs less: $14.90 a month for up to 3 properties, or $29.90 a month for up to 25.
Does my cleaner need an app or account with SheetDay?
No. They open a link in their phone's browser. There's nothing to install and no password to remember.
Can SheetDay remind my cleaner without an app?
Yes. Reminder emails go out the day before each checkout on every plan. On Portfolio, your cleaner can get text reminders too: they sign up from their own phone and can reply STOP any time. Nothing to install, unlike Turno's app notifications.
Can SheetDay pay my cleaner or find me a new one?
No. SheetDay doesn't handle payments or have a cleaner marketplace. If you need either, Turno is a better fit.
Can I switch from Turno to SheetDay?
Yes. Copy your calendar link from Airbnb, Vrbo, Booking.com or your property management system into SheetDay, then send your cleaner the SheetDay link. It takes a few minutes per property.
