How to choose the right mattress topper for your Airbnb

What makes a topper great, why I skip memory foam, the one I picked for my guests, and a good option for about half the price.

A good mattress topper can make all the difference. It turns a comfortable bed into a luxury hotel bed. And how guests sleep is one of the biggest factors in how they rate their whole stay.

What makes a good mattress topper

Here’s what I look for:

  • Enough thickness to feel plush, but not so much that it hides the support of the mattress.
  • A breathable fill and cover, so air moves through and guests don’t sleep hot.
  • Cooling materials, since temperature is one of the biggest factors in how well people sleep.
  • Fill that bounces back night after night instead of going flat after a few months.
  • Good stitching, because how it’s quilted, in pockets or flat, decides whether the fill stays evenly spread.
  • A machine-washable topper, which is critical in a rental.

Below are two toppers that have worked well for me. One is the one I picked for my guests.

Why a topper makes the bed

If you have a regular medium-firm mattress, a topper adds the last layer, the one guests touch first. It softens the step between the firmness of the mattress and that first contact. That’s the luxurious feel that hugs you like a cloud and still gives support where you need it.

Why I skip memory foam

Most Airbnb topper lists start with memory foam. I don’t use it:

  • Memory foam gets firmer in a cool room, so it can feel hard when guests first lie down.
  • It’s slow to spring back, so guests sink in and wait for it to adjust instead of getting that quick bounce.
  • The foam can’t go in a washing machine, and that alone rules it out for me.

What to look for instead

The best toppers I’ve found use a durable, hypoallergenic synthetic fill, often with a bamboo cover. Bamboo absorbs moisture, helps balance temperature, and has a soft, natural feel. With the right amount of fill and good stitching, that gives you the perfect bed.

What I use

The Olive + Crate Bamboo Mattress Topper, King Size Pillow Top Pad (76 x 80 inches), from Amazon. The king is about $90. It’s not the most expensive one out there, and in my view it’s worth every dollar.
  • It has just the right amount of springy 3D fiber fill, so it feels soft and holds up.
  • The bamboo viscose cover and the bamboo and recycled polyester fill wick away moisture, so it stays cool to sleep on.
  • Its deep 18 to 21 inch stretch pocket fits most mattresses snugly, so it doesn’t slide or shift.
  • It’s machine washable and OEKO-TEX certified, which means it’s been tested for harmful substances.

A good option for about half the price

The Niagara Sleep Solution King Ultra Soft Mattress Topper is about $50 on Amazon and has most of the same benefits:

  • Its cover is made from rayon derived from bamboo and breathes well for hot sleepers.
  • Its deep pocket fits mattresses 8 to 20 inches deep.
  • It’s machine washable and OEKO-TEX certified, too.

The difference is the fill. It’s a lighter blend of hollow and fine fiber, and I suspect it’s a little less durable and less springy. It’s still an excellent choice if you’re just getting started or your budget is tight.

How to set up the bed

How often to wash a mattress topper

It depends on whether you use a mattress protector:

  • With a waterproof protector over it, wash it at least every 6 months, since the protector catches sweat and spills.
  • Without a protector, wash it between guests, or at least every 2 to 3 months.
  • Either way, wash it right away if anything soaks through or you notice a stain or smell.

My experience

My topper sits under a waterproof protector, so I wash it every 6 months.

Wash it on its own with a mild detergent, and tumble dry on low so the fill keeps its loft. Bamboo covers don’t take chlorine bleach or high heat, so keep the topper out of your hot turnover loads.

Tip: Keep a spare topper in the laundry closet. If one gets soaked during a turnover, your cleaner can swap it and the bed is ready on time.

When to replace a mattress topper

Rule of thumb: every 3 to 5 years, depending on how often the bed is booked. My last high-quality topper lasted about 4 years. Replace it sooner if it goes flat, gets lumpy, or has stains that don’t wash out.
